203k Consultants - Processing
The
203k Consultants roster is maintained by HUD
Homeownership Center (HOC) staff. All information on the roster is available
to HOC staff. To view, add, or update 203k consultant information:
Note: To avoid duplicate
203k consultant entries, get the 203k Consultants List to
add a new consultant.
Getting the 203k Consultants List (roster)
- On the 203k
Consultants page, enter at least one of the
following specifications. For a broad roster of consultants, enter a general
criterion, e.g., State.
For a single-item roster, enter a more specific criterion, e.g., Consultant
ID.
Note: Where indicated, you may enter partial information
(one or more characters) to retrieve records (203k consultant listing) that
correspond with the entered criteria, e.g., entering "P" in the
Last Name
field retrieves all 203k consultants with last names that begin with "P."
If multiple fields allow a partial entry and partial information is entered,
all specified criteria is searched and only matching information is retrieved/displayed.
|
Consultant
ID: Type a full or partial 203k consultant identification
number. If using a partial ID, an additional specification such as last
name, city, and/or state is recommended. |

SSN:
Type a 203k consultant's Social Security Number for a single-item roster.
|
|
Name:
Type a full or partial last name or both last name and first name (or
first initial) for a roster of consultant(s) with a specific name. |
|
City:
Type a full or partial city name for a
roster of consultants in a specific city. A state
must also be selected from the drop-down list. |
|
State: Select
a state from the drop-down list for a roster of consultants in a specific
state. |
- Click Send.
If information is found based on the specifications you entered, the 203k
Consultants List page appears with selected
information. A message at the top of the page states: 203k Consultant Request
successfully completed.

If no information is found based on the criteria you entered, the 203k
Consultants page appears with an error message at the top of the
page that states: Due to listed error(s), request will not be processed.
The selection criteria you entered are listed and an
Error(s) Detected message in the Details
section at the bottom of the page states: No records match selection
criteria. See Correcting Errors.

If there is an error, the 203k Consultants
page appears with an error message at the top of the page that states:
Due to listed error(s), request will not be processed. The selection
criteria you entered are listed and an Error(s)
Detected message in the Details
section at the bottom of the page describes the error. See Correcting
Errors.
- Use the vertical scroll bar to
scan through up to the first fifty consultants. When there are more than fifty
consultants on the roster, click Next
at the bottom of the page to see additional roster page(s).

Downloading a 203k Consultants List
You can download the 203k Consultants
List information as a Microsoft® Excel® file as follows:
- Click Download Report to Excel File
on the 203k Consultants List
page. The 203k Consultants Download
page appears.
- Click the check box beside each field you wish to include in the downloaded
file. For fields selected in error, clear by clicking the check box again,
or click Reset to clear all.
-or-
Click Select All to include all of the
fields.
- Click Send to process. Your Internet
browser, e.g., Netscape, Internet Explorer, prompts you to Open
or Save the file.
- Click Save. Your browser will lead you
through the process of naming and saving the file.
- To download another list from the currently displayed
203k Consultants List page, click
Reset to deselect all previously selected
fields and repeat the above steps.

Click Close to return to the 203k
Consultants List page.

Correcting Errors on the 203k Consultants page
Review the error information on the
203k Consultants page.
There are two common conditions that may occur: at least
one selection must be entered or no records match the
criteria.
At Least One Selection Must Be Entered
The Error(s) Detected
message in the Details section at the bottom
of the page informs you that at least one specific requirement, e.g., Consultant
ID, Name, City,
State, must be entered before your request
can be processed. Note: When entering the City,
you must also specify the State.
- Enter at least one specific requirement for the desired
203k consultant roster.
- Click Send
to process again.
No Records Match Selection Criteria
The Error(s) Detected
message in the Details section at the bottom
of the page informs you that no 203k consultant information is found under the
requirement(s), e.g., Consultant ID, Name,
City, State,
you entered.
- Modify the requirement(s) you entered.
- Click Send to process again.

Adding a New 203k Consultant
- Get a 203k Consultants List using the new consultant's
Social Security Number, Last and First Name, Address, or any combination of
these requirements.
- If information already exists
matching your specifications, the 203k
Consultants List page
appears with matching consultants. Verify that the consultant you are
adding is not already included in the list.
Click Add 203k Consultant
(located at the bottom of the 203k Consultants
List).

If no consultant information exists, the 203k
Consultants page displays an error message
at the top and the Error(s) Detected
message in the Details
section at the bottom of the page states: No records match selection criteria.
Note: See Correcting Errors if the Errors
Detected message states something different from No records match
selection criteria.
Select the Add Consultant check box (located
above the Details section on the 203k
Consultants page).
- The 203k Consultants
Update page appears.
Some information you typed previously on the
203k Consultants page, e.g., SSN or name, is
carried forward to this page. To continue, see Entering
General Information, Entering Address and Contact Information,
and Entering Sanction and Termination Information.

Entering General Information
- Select the HOC associated with the 203k consultant from
the drop-down list in the Primary HOC field.
- Type the name of the 203k consultant's business.
- Type the 203k consultant's last name, first name, and middle name or initial
in the appropriate Name boxes. Use the
Tab key or your mouse to position the cursor
in each box.
- If applicable, select an option from the drop-down list in the Suffix
field.
- Type the 203k consultant's Social Security Number in the SSN
field.
- Type additional information about the 203k consultant in the Comments
field.
Note: Comments
can only be viewed and updated by HOC staff.

Entering Address and
Contact Information
- If applicable, type a name in the Attn
field.
- Provide the full business address of the 203k consultant in the Street,
City, State,
and Zip Code fields.
- Type the three-digit area code and telephone number in the three boxes provided
in the Phone field. If there is a phone
Extension and/or Fax
number, complete those fields as well.

Entering Sanction and
Termination Information
- Select a sanction type from the Type
drop-down list.
- Type the date the sanction is imposed (becomes effective) in the Impose
Date field. Use the mm/dd/yyyy format.
Note: Before imposing a new sanction, any previous
sanctions must be lifted.
- When applicable, type the date the sanction is lifted (no longer in effect)
in the Lift Date field. Use the mm/dd/yyyy
format.
- Type comments regarding the sanction in the Comments
field.
- If applicable, type the Termination Date
using mm/dd/yyyy format.
- When all pertinent information is entered, click Send.
The 203k Consultants Results page appears
if processing was successful. If there are errors that prevent processing,
the 203k Consultants Update page appears
again for making corrections. See Reviewing 203k Consultant
Results.

Updating 203k Consultant Information
- From the 203k Consultants List page,
click the Consultant ID to select the consultant you are updating. The 203k
Consultants Update page appears.
- Verify that you have the correct consultant by reviewing the information
in the Name, SSN,
and Address fields.
- Change existing information by deleting it and typing
new information. In drop-down lists, simply make a new selection. Only the
Consultant ID is protected from updates.
Refer to Entering General Information or Entering
Address and Contact Information for assistance.
- When all pertinent information is complete, click Send.
The 203k Consultants Results page appears
if processing was successful. If there are errors that prevent processing,
the 203k Consultants Update page appears
again for making corrections. See Reviewing 203k Consultants
Results.

Reviewing 203k Consultants Results
The message
at the top of the 203k Consultants Results
page informs you if processing was successful. If there are errors that need
to be corrected, the 203k Consultants Update
page appears with an error message at the top.
Errors usually occur when invalid information is entered or required information
is not entered. To view the Error(s) Detected
message, which describes the error:
- Click [Review Errors] at the top of
the 203k Consultants Update page.
-or-
Scroll to the bottom of the 203k Consultants Update
page.
Note: When 203k consultant information is processed, the consultant's Social
Security Number is checked against the Credit Alert Interactive Voice Response
System (CAIVRS), a loan default tracking system. If loan default information
is associated with the 203k consultant, the following error message occurs:
SSN found as claim/default on CAIVRS file. Research the CAIVRS finding.
If the CAIVRS error is not reason enough to deny the consultant participation,
bypass the error and continue processing the 203k consultant by selecting
the Override CAIVRS Error check box.

Terminating a 203k Consultant
- From the 203k Consultants List page,
click the Consultant ID to select the consultant.
The 203k Consultants Update page appears.
- Verify that you have the correct consultant by reviewing the information
in the Name, SSN,
and Address fields.
- Scroll down to the Termination Information
section of the page.
- Type the date the termination went into effect in the Termination
Date field. Use mm/dd/yyyy format.
Note: The Termination Date must be on or
before today's date.
- Click Send. The 203k Consultants Results
page appears if processing was successful. If there are errors that prevent
processing, the 203k Consultants Update page
appears again for making corrections. See Reviewing 203k
Consultants Results.
Note: Terminated consultant information remains on the 203k
Consultants List with a Termination Date
flag. During termination, the consultant information cannot be updated or
changed in any way.

Reinstating a 203k
Consultant
Authorized users can reinstate a terminated
203k consultant. Once reinstated, the termination date no longer displays and
the 203k consultant's information can be updated. Do the following to reinstate
a 203k consultant:
- From the 203k Consultants List page,
click the Consultant ID to select the consultant.
The 203k Consultants Results page appears.
- Click [Review Termination Data].
-or-
Scroll to the bottom of the page.
- Select the Reinstate checkbox.
- Click Send. The
203k Consultants Update page appears displaying the 203k consultant's
record in update mode. Termination Date
is blank, i.e., the termination status is removed.
- If necessary, update additional information.
- When all pertinent information is complete, click Send.
The 203k Consultants Results page appears
if processing was successful. If there are errors that prevent processing,
the 203k Consultants
Update page appears again for making corrections. See
Reviewing 203k Consultants Results.
