Appraisal Logging - Messages

Some of the messages that may appear when processing Appraisal Logging are explained below.

Due to Listed Error(s), Request Will Not Be Processed
Click Review Error(s) to go to the Error(s) Detected field in the Details section near the bottom of the page. An explanation of the error is provided. The field that directly relates to the error is highlighted. Add or correct the information specified in the Error(s) Detected field. Then, submit for processing again.

The appraisal information has been recorded in HUD's origination system. If further processing of the case is necessary, select Other Functions near the top of the page and make a selection from the drop-down list.

The case is endorsed for FHA mortgage insurance and information can only be viewed. To view additional information for the same case, select Other Functions near the top of the page and make a selection from the drop-down list.

Property Subject to 90 Day Flipping Rule
The appraisal information has been recorded in HUD's origination system. However, based on the Prior Sale Information that was entered, further case processing is not permitted. Prior sale of the property occurred within 90 days of the current sale. Contact your HUD Homeownership Center (HOC) if the property was acquired by an employer or relocation agency in connection with the relocation of an employee.

The appraisal information has been recorded in HUD's origination system. However, based on the Prior Sale Information that was entered, a second appraisal by a different appraiser is required. Prior sale of the property occurred within 91-180 days of the current sale and the new sales price meets or exceeds the resale price percentage threshold. If a second appraisal has already been performed, click Second Appraisal at the bottom of the Appraisal Logging Results page to enter the information for the second appraisal. If not, use Appraisal Logging again after the second appraisal is performed.

Property Subject to Loc Flipping Rule
Second Appraisal Required
The appraisal information has been recorded in HUD's origination system. However, based on the Prior Sale Information, a second appraisal by a different appraiser is required. The property is located in a designated area, prior sale of the property occurred within 91-365 days of the current sale, and the new sales price meets or exceeds the resale price percentage threshold. The threshold is based on the property's zip code. If a second appraisal has already been performed, click Second Appraisal at the bottom of the Appraisal Logging Results page to enter the information for the second appraisal. If not, use Appraisal Logging again after the second appraisal is performed.
