Inspector Assignment is not allowed for mortgages assigned an FHA case number on or after August 2, 2018. For mortgages assigned an FHA case number before August 2, 2018, the four basic features of Inspector Assignment can be used:

After mortgage insurance is issued (endorsement), you can no longer access inspector and inspection information through Inspector Assignment (except 203k and Indian Lands cases).
An inspector can be assigned when Case Number Assignment is processed or at a later time using Inspector Assignment or Case Number Assignment Update.
Use Inspectors on the FHA Approval Lists menu to view inspectors on the FHA Inspector Roster and determine the inspector you wish to assign to the case. HUD assigns a four-character ID to each inspector on the roster. The same inspector may not be continually used to inspect houses from the same builder. Inspectors should be rotated, particularly in large subdivisions.
Once an inspector has been assigned to the case, the inspection process is considered to have "begun." Inspector assignment and inspection compliance information that is inadvertently entered can be removed through Inspector Assignment.
Compliance inspections ensure that the mortgage risk in construction stays within acceptable limits. However, FHA compliance inspections do not warrant the condition of the house. Buyers need to obtain their own home inspection through the services of a qualified inspector to evaluate the overall condition of the property.
Compliance inspections are required for proposed construction, substantial rehabilitation, and existing dwellings requiring repairs. The number of inspections and their timing depends on the construction status (proposed, rehabilitation, etc.), coverage by an acceptable ten-year warranty plan, acceptability of inspections performed by the local jurisdiction, and the type of construction (stick built or manufactured).
After completion of the Compliance Inspection Report (form HUD-92051) or Appraisal Update and/or Completion Report (Fannie Mae Form 1004D), the date of the inspection and the inspector's ID are recorded through Inspector Assignment. Four inspections and a final inspection can be recorded (five inspections in all). The final inspection information must be completed before endorsement (except 203k and Indian Lands cases).
HUD conducts field reviews and tracks the general quality of compliance inspections and the performance of inspectors.
