Cases Not Subject to Property Flipping Rules
 

 

The 90-day flipping rules do not apply to foreclosures within the last three years.  Also, the automatic 90-day (and 91-180 day) property flipping exemption applies to cases with any of the following characteristics:

 
 
Program Type is REO (HUD Real Estate Owned)  
 
Program ID is 36 Construction/Permanent  
 
Construction Type is Proposed or Under Construction  
   

In addition, authorized HUD personnel can manually waive the 90-day property flipping rule for FHA case numbers assigned before September 15, 2015 that are deemed eligible for the property flipping waiver.
