The Federal Housing Administration (FHA) sets limits on FHA mortgage loan amounts that HUD will insure. FHA mortgage limits are individually set by county and are based on Fannie Mae/Freddie Mac limits on conventional mortgage loan amounts. The normal FHA mortgage limit used in most parts of the country is set at 48 percent of the conventional loan ceiling. In high cost counties, the FHA mortgage limit can be set as high as 87 percent of the conventional loan ceiling. There are also special FHA mortgage limits set under Section 214 of the National Housing Act for Alaska, Guam, Hawaii, and the Virgin Islands that allow for up to 150 percent of the FHA high cost limits. Each county is evaluated annually to determine if a mortgage limit change is necessary.
The FHA Mortgage Limits page allows you to request a current list of FHA/HUD mortgage limits for either FHA-insured traditional forward loans or Home Equity Conversion Mortgage (HECM) reverse loans for a specific state, county, or Core Based Statistical Area (CBSA). (A CBSA is either a Metropolitan Statistical Area (MSA) or Micropolitan Statistical Area (Micro). Large urban areas may be subdivided into Metropolitan Divisions (Sub MSA). Included are non-urban counties with high cost mortgage credit limits (Non-metro) that are not part of a CBSA.) This information can be retrieved for mortgage limits changed on or after a specific date, or for all mortgage limits for the requested year, within the user-specified area.
