HECM Counselors - Processing

Use the HECM Counselors page to request a list of FHA-approved housing counselors that provide Home Equity Conversion Mortgage (HECM) counseling. These counselors are employed by FHA-approved housing counseling agencies that are included on HUD's Housing Counseling System (HCS) and have been deemed eligible by HUD to conduct HECM counseling. HECM counselors may be employed by more than one agency. HUD requires that borrowers seeking a HECM loan be counseled by an approved HECM counselor prior to applying for an FHA loan. Counseling can be waived for a HECM refinance if it is determined that conditions for a waiver were met.

You may request this list based on counselor last name or geographic location of housing counseling agencies employing HECM counselor(s). Information provided includes the counselor's name, the associated HECM counseling agency's name and contact information (address, telephone number, Internet address), and the date the counselor started working with the counseling agency.

Requesting a HECM Counselors List

1. On the HECM Counselors page, specify the order of your results by selecting one of the choices in the Sorted By drop-down list.  Results are presented in alphabetical order, A-Z, or numerical order, 0-9.
   
   

2. Then enter at least one of the following requirements.
   

   Note: Where indicated, you may enter partial information (one or more characters) to retrieve records (counselor information) that correspond with the entered criteria, e.g., entering "B" in the Last Name field retrieves all counselors with last names that begin with "B." If multiple fields allow a partial entry and partial information is entered, all specified criteria is searched and only matching information is retrieved/displayed.
   

   •	Last Name: Type a full or partial counselor last name for a list of counselors with the same or similar last name.
   •	City: Type a full or partial city name for a list of counselors employed by agencies located in a specific city or in cities with similar names.
   •	State: Select the state in which the requested counselors are employed by FHA-approved housing counseling agencies. If All States is selected, an additional requirement, such as an Last Name, must be entered.
   •	Zip Code: Type a full or partial zip code for a list of counselors employed by agencies located in the same or similar zip code area.

3. Click Send. If information is found based on the specifications you entered, the HECM Counselors List page appears with the selected information. If the results of the search produce more than one page of information, use the buttons at the bottom of the page to move through the list.

   If no information is found based on the criteria you entered, the HECM Counselors page appears with an error message at the top of the page that states: HECM Counselors not processed due to error(s). An Error(s) Detected message at the bottom of the page states: No records matched your selection criteria. See Correcting Errors.

   If there is an error, the HECM Counselors page appears with an error message at the top of the page that states: HECM Counselors not processed due to error(s). An Error(s) Detected message at the bottom of the page describes the error. See Correcting Errors.

Requesting Another HECM Counselors List

1. Use the Previous button at the bottom of the page or your browser's Back button to return to the HECM Counselors page.
   
   
2. Click reset to clear all previously entered selections. See Requesting a HECM Counselors List.

   Modify the previously entered selection(s).

3. Click Send to process again.

Correcting Errors

Review the error information on the HECM Counselors page. There are two common conditions that may occur: must enter at least one selection or no records match selection criteria.

Must Enter at Least One Selection

The Error(s) Detected message informs you that at least one specific requirement, e.g., State, Last Name, must be entered before your request can be processed.

1. Enter at least one specific requirement for your list.
   
   
2. Click Send to process again.
   
   

No Records Match Selection Criteria

The Error(s) Detected message informs you that no counselor is found based on your previously entered search criteria, e.g., State, Last Name.

1. Modify your search criteria.
   
   
2. Click Send to process again.
