Field Descriptions
FHA Case Number Unique 10-digit identifier assigned to the mortgage by the Federal Housing Administration (FHA).
ADP Code Automated data processing code related to the section of the National Housing Act under which mortgage insurance is being requested.
Address House number, street name, city, state, and zip code of the property (including unit number, if applicable). Note: For proposed construction or property under construction, lot, block, and plat numbers may identify the property instead of a house number and street name.
Originator ID Ten-digit FHA ID and name of the FHA-approved lender that originated the mortgage.

Sponsored Originator Nine-digit Employer Identification Number (EIN) and name of the mortgage banker or broker that originated the mortgage and was established as a sponsored originator by an FHA-approved lender.
Sponsor/Agent ID Ten-digit FHA ID and name of the FHA-approved lender acting as a sponsor or agent for the mortgage originator.

Borrower Information
Borrower Last name, first name, and middle initial of the borrower. Sources: URLA, Section 1: Borrower Information and form HUD-92900-A.
Coborrower Last name, first name, and middle initial of the co-borrower. Sources: URLA - Additional Borrower, Section 1: Borrower Information and form HUD-92900-A.
Ind Indicator specifying the type of identification for the borrower/coborrower:
SSN: Social Security Number.
TIN: Taxpayer Identification Number (TIN) or Employer Identification Number (EIN).
SSN/TIN Borrower/coborrower's Social Security Number (SSN), Taxpayer Identification Number (TIN), or Employer Identification Number (EIN). (SSN may be masked based on the user's authorizations.) Sources: URLA, Section 1: Borrower Information and form HUD-92900-A.
Borrower Information Indicator specifying whether the borrower disclosed race, ethnicity, and gender information. Note: This field appears for a mortgage assigned an FHA case number before March 1, 2021.
Coborrower Information Indicator specifying whether the coborrower disclosed race, ethnicity, and gender information. Note: This field appears for a mortgage assigned an FHA case number before March 1, 2021.
Ethnicity Indicator specifying whether the borrower/co-borrower is of Latino or Hispanic descent. Source: URLA, Section 8: Demographic Information.

Sex Gender of the borrower/co-borrower. Source: URLA, Section 8: Demographic Information.
Was the ethnicity of the Borrower collected on the basis of visual observation or name? Specifies whether the borrower's ethnicity was ascertained through visual observation or the borrower's name. Source: URLA, Section 8: Demographic Information.
Was the sex of the Borrower collected on the basis of visual observation or name? Specifies whether the borrower's gender was ascertained through visual observation or the borrower's name. Source: URLA, Section 8: Demographic Information.
Was the race of the Borrower collected on the basis of visual observation or name? Specifies whether the borrower's race was ascertained through visual observation or the borrower's name. Source: URLA, Section 8: Demographic Information.
The Demographic Information was provided through Method by which the borrower's demographic information was provided. Source: URLA, Section 8: Demographic Information.
Application Received by Method by which the Uniform Residential Loan Application (URLA) was received. Note: This field appears for a mortgage assigned an FHA case number before March 1, 2021.
Exempt from SSN due to job type? Indicator establishing whether the borrower or co-borrower is not required to obtain a Social Security Number, such as employees of the World Bank or foreign employees of embassies. (Not applicable to a government agency or nonprofit agency.) Source: IRS form W-8 or other documentation providing conclusive evidence.
First Time Home Buyer Indicator establishing whether the borrower is purchasing a home for the first time, has not owned a home in the last three years, or meets certain other conditions to qualify as a first-time home buyer. Source: URLA - Section 5: Declarations.
Loan Purpose Specifics on what the mortgage loan is for.
Existing Occupied: Existing house previously occupied.
Finance Improvements: Improvements to existing house are being financed.
Refinance: Prior loan by the same borrower for same property.
New Condominium: Purchase of a condominium unit not previously occupied.
Existing Condominium: Purchase of a condominium unit previously occupied.
Existing Never Occupied: Purchase of a house that was never occupied.
Construct New Home: New housing being built with the proceeds to be paid out during construction.
Finance co-op: Financing of the purchase of a cooperative unit (HUD only).

Borrower Type Classification of the borrower in relation to the property.
Occupant: Resides on the property.
Landlord: Rents or leases the property.
Escrow Commitment: Builder, rehabilitator, or investor that is purchasing or refinancing the property as an investment but intends to sell the rehabilitated property to a borrower acceptable to HUD (who will occupy the property as a principal residence).
Corporation/Partnership (Refi): Business entity under which a mortgage was originally insured and is now being processed as a refinance.
Government Agency/Nonprofit: State or local government entity involved in the provision of housing. Nonprofit agency that will sell or lease the property to a low- or moderate-income individual.

Worksheet Information
Sales Price Contract sales price of the property. Sources: Appraisal Report, form HUD-92900-LT, and URLA - Lender Loan Information.
Total Monthly Income (gross) Total monthly income of all borrowers, including base pay, other earnings, and net income from real estate. Sources: Form HUD-92900-LT URLA (and URLA - Additional Borrower, if applicable) Section 1: Borrower Information.
Mortgage (w/o UFMIP) Amount of the mortgage without financing of the upfront mortgage insurance premium (UFMIP) payment. Sources: Form HUD-92900-LT and URLA - Lender Loan Information.
Borrower Rating Underwriter's rating of the borrower's financial background with respect to the mortgage loan (Accept or Reject), including the items listed below.

Credit Characteristics: Borrower's general pattern of credit behavior.

Adequacy of Income: Sufficiency of borrower's income to support mortgage payments.

Stability of Income: Soundness of borrower's employment history.

Adequacy of Avail. Assets:Sufficiency of borrower's total available assets for closing, including cash, savings bonds, and other securities.

Ratios Quotients that determine the borrower’s ability to repay the mortgage debt.
Loan-to-Value: Percentage of the property value or sales price that the mortgage covers. Source: Form HUD-92900-LT.
Mtg Payment-to-Income: Mortgage payment-to-income ratio. Total mortgage payment divided by gross monthly income. Source: Form HUD-92900-LT.
Fixed Payment-to-Income: Total fixed payment-to-income ratio. Sum of the total housing expense and other recurring charges (fixed payment) divided by gross monthly income. Source: Form HUD-92900-LT.
Credit Denial Date Month, day, and year (mm/dd/yy) the underwriter signed the FHA Loan Underwriting and Transmittal Summary, form HUD-92900-LT.
Underwriter ID FHA's unique four-character identifier for the underwriter. The last name, first name, and initial of the underwriter also appears, unless the record is being added. Source: HUD-92900-LT.
