  203k Calculator Overview  
  Basic Information  
  203k Calculator allows you to calculate the maximum FHA mortgage loan amount that HUD will insure for a property under Section 203(k) of the National Housing Act, Rehabilitation Mortgage Insurance, for Standard or Limited 203(k) purchase or refinance cases.

A Standard 203(k) case (a) requires the use of a 203(k) Consultant and (b) is used for remodeling and repairs that have a minimum repair cost of $5,000. See the HUD Handbook 4000.1 for more details regarding a Standard 203(k) case.

A Limited 203(k) case (a) does not require the use of a 203(k) Consultant (the use of one is optional), (b) has no minimum repair cost, and (c) is used for minor remodeling and repairs. The maximum repair cost cannot exceed $75,000.

Note: For a Limited 203(k) case for which an FHA case number was assigned prior to 11/04/2024, the total rehabilitation cost amount cannot exceed $35,000 or $50,000 for property located within a Quality Opportunity Zone (QOZ),

The date the FHA case number was assigned to the mortgage determines whether use of the 203k Calculator is optional or required:

Optional for 203(k) case numbers assigned between September 14, 2015 and October 30, 2016.

Required for all 203(k) case numbers assigned on/after October 31, 2016.
