Holds Tracking - Business
Background
In the following circumstances, a Case Number Assignment
request is placed on hold for further processing:
- Duplicate
property address
- Validation of the name, Social Security Number,
and birth date combination of all borrowers against Federal government
records. (Note: case processing can continue but case cannot be endorsed for FHA insurance.)
- Single-unit approval condominium (unit is not in an FHA-approved condominium project and an FHA Condominium Loan Level/ U.S. Department of Housing Single-Unit Approval and Urban Development Questionnaire (Form HUD-9991) must be submitted to HUD for review)
- HUD Homeownership Center (HOC) review of the lender
- For a refinance case, access to refinance authorization information may be
unavailable
- For a HOPE for Homeowners case, one or more borrowers failed the property/borrower validation.
When submitting a request for
a Case Number Assignment you may be notified
that the case is being held for review or verification before an FHA case number is assigned. Keep checking Holds Tracking to determine the status
of the case. Depending on the reason the case is being held, it can take 24 hours to several days to complete processing.
The case can have one of these holding statuses:
- Processing:
The HOC is still reviewing the request for an FHA case number.
- Processing for Duplicate Address: There is another FHA case with the same property address. The HOC is still reviewing the request for an FHA case number.
- Processing for Single-Unit Approval: Single-unit approval condominium. The HOC is still reviewing the request for an FHA case number.
- Processing for Single-Unit Approval/Duplicate Address: The property is a single-unit approval condominium and there is another FHA case with the same address. The HOC is still reviewing the request for an FHA case number.
- Pending Borrower Validation: A duplicate address issue was resolved and an FHA case number was assigned. Now, all borrowers are pending validation against Federal government records.
- Completed: The HOC
review of the case is completed.
- Borrower Validation Completed:
A duplicate address issue was resolved and/or a single condominium unit was approved, an FHA case number was assigned, and all borrowers passed validation against Federal government records.
- Failed Borrower Validation: An FHA case number was assigned, but one or
more borrowers failed validation against Federal government records. Note: This status is also used for a HOPE for Homeowners case when a borrower fails the property/borrower validation.
Cases
with a holding status of Completed, Borrower Validation Completed, or Failed Borrower Validation
are removed from the Holds Tracking List as
follows. - Approximately three working days after retrieving
details on a held case.
- Approximately five working days if details
on a held case are not
retrieved.
If the case is removed
from the Holds Tracking List before you are
able to determine the case number assigned, use Case
Query on the Case Processing menu.
